The Park On Keeaumoku is a new development on its way to the Midtown Ala Moana neighborhood. It is bringing two towers to Ala Moana with over 800 Market-rate residential units and 146 affordable residential units. In addition, The Park On Keeaumoku is planning to bring 88,000 square feet of commercial space, 26,000 square feet of public park/plaza space, and a community center to the neighborhood. The project broke ground on August 5th, 2022.
The Park on Keeaumoku will be located on a 3.5 acre plot at the corner of Liona Street and Keeaumoku Street in the Ala Moana neighborhood. Bordering the Ala Moana neighborhood on the left is Kakaako, while bordering it on the right is Waikiki. The two towers that make up the residences of The Park on Keeaumoku are currently being called Liona Tower and Rycroft Tower, named for nearby streets.

Where is The Park On Keeaumoku?
The Park On Keeaumoku is a new residential development in the Ala Moana neighborhood of Honolulu, Oahu, Hawaii. The mixed-use Kakaako area lies to the West of Ala Moana, while Waikiki and Diamond Head border it to the East and Makiki borders it to the north. The Park on Keeaumoku will be less than a mile walk from the Ala Moana Beach Park, the Ala Moana Center, and many renowned shops and restaurants in the area.
In addition to being less than a mile from Ala Moana Beach Park, this new development is within walking distance of many renowned restaurants and shops in Ala Moana, Waikiki, and Kakaako.
Neighborhood features available to Residents of The Park On Keeaumoku
Once the development of The Park On Keeaumoku is complete, residents will have access to a 26,000 Sq Ft of public park at the base of the tower. Besides that, the central location of The Park development will put residents in the perfect area for early morning coffee runs, trips to the beach, and the city night life found in Waikiki.
Just across the street from the development is Walmart and Sam’s Club, and just two blocks away are Ala Moana Shopping Center and a wide variety of restaurants.
About The Park On Keeaumoku - New Residential Development in Ala Moana
The Park On Keeaumoku is a new residential development with plans for two 42-story towers. These towers are anticipated to finish construction between 2024 and 2025. Liona Tower and Rycroft Tower will have 486 units per tower, in Studio through 3-Bed floor plans. Affordable housing will make up 15% of each tower. Liona is currently taking contracts, while Rycroft will be offered at the end of January 2022.
The two towers are similar in external design, but the interior orientation of the units allows for different views and floor plans between the two towers. Units in Rycroft will have the potential for ocean views, while units in Liona will have premium interior design and pricing.
The Park On Keeaumoku - Services & Amenities
In addition to its great location, the development will also add over 25,000 Sq Ft of park and plaza space and 88,000 Sq Ft of commercial space to the Midtown Ala Moana neighborhood. The commercial space will be on the bottom floor of the towers, with a ½ acre park out front between Liona and Rycroft.
Residents will have access to a number of amenities, including 4 party rooms, a movie theater room, fitness rooms, 14 BBQs, an infinity pool, and more on the 1-acre amenity deck. The amenity deck will be located on the 14th floor of the parking structure.
The Park is planning to bring over 500 residential bicycle spaces and 51 commercial bicycle spaces to help residents get around the area. If Biki Bike is your preferred method, there are a number of Biki Stations located nearby. King Street’s two-way protected bike path two blocks away will link residents to Kakaako and downtown Honolulu beyond.

Units in The Park on Keeaumoku are split between two towers, Liona Tower and Rycroft Tower. The towers have similar exterior designs and each holds 486 units in Studio through 3-Bed floor plans. The orientation and interiors of the towers will be different, with the units being adjusted to allow variety in floor plans. Between the two, units in Liona are priced slightly higher. Units will have 8 foot ceilings, vinyl plank flooring, soft close cabinets, and samsung appliances.
