The Launiu is being designed with an undulating exterior, referencing a mid-20th century Honolulu / international coastal style. The tower intends to keep to the tenets of the neighborhood - maximizing mauka-makai view corridors while creating a livable space that enhances the pedestrian experience.

The Launiu's name means 'Coconut Leaf,' named for the coconut groves that covered the area during Victoria Ward's ownership of the land. It will be located in the Ward Village neighborhood, a master-planned community developed by the Howard Hughes Corporation. The planned development site is at the intersection of Ward Avenue and Ala Moana Boulevard.

About The Launiu Ward Village

The Launiu will be the eleventh residential tower in Ward Village, located at the corner of Ward Avenue and Ala Moana Boulevard. It is heavy on amenities and similar to Kalae, another front-row tower, in many ways. Permits indicate the Launiu's development will contain 21,726 sqft. of commercial and retail space in addition to 78,310 sqft. of recreational space, much of which represents the building's unique selling point of being very amenity-focused.

It will be a 40-story tower, containing a total of 486 units in studio to 3-Bed floor plans. The units will be distributed between the tower and podium, with the tower containing 396 units, with some featuring lanais on both the Diamond Head and Ewa side of the tower. The podium will contain the remaining 90 units, mostly in Studio floor plans. The building will overlook Kewalo Basin and sport an undulating design that references a mid-20th century Honolulu international coastal style. The Launiu is being developed by the Howard Hughes Corporation in conjunction with Arquitectonica as architects, ODADA as interior designers, and VITA Planning & Landscape Architecture.

The Launiu Ward Village is a new residential condo tower in Honolulu that has begun sales. It will be situated on the front-row in the Ward Village neighborhood, a master-planned community within the larger Kaka’ako area. To the east of Ward Village is Ala Moana, Waikiki, and Diamond Head, giving residents of the neighborhood easy access to the Honolulu nightlife.

The Launiu is being developed at the corner of Ala Moana Boulevard and Ward Avenue, across the street from the Kalae development, another new tower coming to Ward Village that just broke ground. The Launiu will be on the opposite side of Ward Ave. from Kalae's development. The entrance will lie on Auahi Street, near the lower left in the above image. Since The Launiu is on the edge of the front row, it provides a closer connection to Our Kaka'ako than many other towers in the neighborhood.

Condo Units

The Launiu will come with a total of 486 units in Studio to 3-Bedroom floor plans. The podium will hold 90 units, mostly in Studio floor plans, while the tower will the remaining 396 units in floor plans that range from Studio to 3-Bed. The Studios are particularly seeing a lot of interest from buyers as the developer Howard Hughes hasn't previously put them in the other front-row towers.

Units in The Launiu will feature 9' ceilings and Oak wood engineered flooring in main living areas, with floor-to-ceiling windows and juliet balconies in living rooms. Kitchens will include Studio Becker cabinets and Sub-Zero Appliances, plus Quartzite stone islands, countertops, and backsplashes. The bathrooms have a minimalist design, with quartz countertops, porcelain tiles, and accent lighting. Tower units on the Diamond Head side of the development will feature Lanai to accentuate the views while units on the sunset side will have Juliet balconies.

Upper level homes will include high-quality materials such as lava stone, opus incertum, cerused white oak, and adze finished millwork. Some units on the Diamond Head side will feature deep furnishable balconies. There won't be any reserved or affordable housing units in this project.
