Modea - Building Redevelopment In Downtown Honolulu
Modea is a building redesign in the business district in Downtown Honolulu, transforming the Davis Pacific Center from a commercial office building into a mixed-use tower with 352 condo units. This building redevelopment is set to complete in 2025, with sales expected to start later this year. The redevelopment work is being done by Avalon Group in partnership with Lowney Architecture on the redesign and landscaping.
Modea will be located in the business district, providing mostly 1-bedroom units to Downtown Honolulu. About a third of the space in the redeveloped tower is expected to continue being used for commercial purposes, while the remaining two-thirds are converted to residential units. The units will be distributed 26 units per floor on most floors from 6 through 19 and on floor 21, with some variation for individual units.

The Modea redevelopment project is being done in the Davies Pacific Center, located in the business district of Downtown Honolulu. Right around the corner is the arts district, bringing with it the arts district, museum, Hawaii theater, Iolani Palace, and more.

Neighborhood Features Available To Residents Of Modea
Units in Modea are intended to fill the need for workplace housing, and are subsequently mostly made up of one-bedroom floor plans. The upside is a great location with easy access to the arts district, farmers markets, close to major hospitals, and just 15 minutes from the airport. Kaka’ako is just next door, with Ala Moana just beyond at 10 minutes away, and 15 minutes to the night life of Waikiki.
A planned station for the Honolulu Rail, still under development, will be only one block away from Modea, giving residents access to the entire line. A farmers market twice a week helps to keep the spending local, while James Beard award winning restaurants like Podmore, Fete, Pig And The Lady, and Sienna will help to spice it up on occasion.
Just around the corner is the arts district, bringing with it the museum, the Hawaii Theater, Iolani Palace, and other cultural and artistic sites.
About Modea - Planned Residential Condo Tower In
Modea is a redevelopment mixed-use condo project happening in the Davies Pacific Center, a 378,000 Sq Ft building in Downtown Honolulu. At the onset, the project estimated that about one third of the space would be reserved for continuing commercial use with about 15,000 Sq Ft of food and retail space, while about two thirds of the space was expected to be converted into largely single-bedroom units. The ground floor will be dedicated to retail space.
The Davies Pacific Center was first constructed in 1972, a distinct and graceful high-rise tower in the business district of Honolulu. The building was renovated in subsequent years, first in 2006, then again in 2021. In January of 2023, Avalon Group purchased the building while simultaneously unveiling plans to convert a large portion of the tower into condo units.
The redevelopment plan is expected to be completed in 2025, with the intention of creating an urban oasis with lots of landscaping, wood, and lighting. The developers aim to make the building as energy efficient as possible in the process, working hand in hand with Ameresco to provide green energy service for the building.
Included in Modea's development plan is creating resident exclusive amenities, including a dog run, club room, event rooms, music & game rooms, and an amenity deck that will offer a selection of services for the resident business professional.

Developer - Avalon Group
The Avalon Group first announced their plans to convert the Davis Pacific Center in early 2023, after purchasing the building. This is their second housing project in Downtown Honolulu, with the other being an affordable senior housing project on Fort Street Mall.
Designer - Lowney Architecture
Lowney Architecture is a multidisciplinary practice that was founded in 2003, with teams in California and Hawaii. Their firm is dedicated to a research based approach in their project delivery.
Modea’s redevelopment is expected to bring 352 residential units to the area. Since this is a redevelopment project, exact unit details will vary from unit to unit, but some are expected to contain 10’ ceilings, custom Italian cabinetry, and in-unit washer and dryer. Units in Modea will include a mix of studio units, 1-bedroom units, and 2-bedroom units, and a single three bedroom unit. The majority of the units are expected to be 1-bedroom, between 450 and 650 Sq Ft.
Modea is expected to have an average of 26 units per floor on residential floors. Maintenance fees will be $1 per Sq Ft including CAM, water, and sewer, with most units coming between 450 and 650 Sq Ft and an estimated price of $550,000 to $650,000.

At the onset of the project, the developers stated that most units in Modea should cost between $550,000 to $650,000. The latest information shows there to be four bedroom variations, though most of the 350+ units will fall in under 1-Bedroom floor plans.
