Koa Ridge - A Lifestyle Community In Central Oahu
Koa Ridge is a master-planned neighborhood in central Oahu that is seeing new development in recent years. First proposed in 2002, Koa Ridge finally got the green light in April 2016. Over the next decade, there are plans to expand the community out to around 3,500 homes while bringing up to 2,500 jobs to the region.

Koa Ridge is intended to be more than just a neighborhood. One of the main goals laid out by the developers is to offer a ‘Lifestyle community,’ where your home is as much the community around you as the house you sleep in. Keeping with this, one of the planned features is a 7-mile pedestrian walkway open to biking and walking with plenty of open spaces for gatherings and exercise.
The development is being released over multiple phases with multiple price ranges for potential buyers.
Where Is Koa Ridge Located?
Koa Ridge Oahu is located in the Waipio, Oahu community near the center of the island. Waipio has a population of around 12,000 and is home to the Central Oahu Regional Park - 269 acres of park space that feature an olympic size swimming pool, 20 tennis courts, and more. Prior to Koa Ridge, this area had seen little or no residential development since the 1990s - preventing hopeful residents from moving in.
Koa Ridge is breathing life into this otherwise sleepy region.

Over the next decade, Koa Ridge expects to build approximately 3,500 homes to service a wide range of homebuyers. These will include single-family condominium homes, duplex style homes, and townhomes. Approximately 30% of homes in Koa Ridge should fall under the Honolulu Affordable Housing Requirements for affordable housing. Koa Ridge will offer home types for almost every family dynamic.
As of February 2023, Waioha Phase II and Walea Phase IV have new units available, with Malu Koa West coming soon.
