According to permit applications, 'Ilima will replace the Ward Centre, consisting of 148 homes across 33 stories in mostly 2-Bed and 3-Bed floor plans - directly across the road from the golden sands of the Ala Moana Beach. The development also aims to bring a contribution of open space, even further enhancing the neighborhood's charm. The Howard Hughs Corporation has partnered with the Discovery Land Company for the development of 'Ilima.

Homes in 'Ilima are likely to be oriented around ultra-luxury, with amenities to match. Permits indicate both 'Ilima and its sister tower, Melia, wiIl have a L-Shaped designs to maximize views of the ocean and Diamond Head. 'Ilima will have better placement between the two, with select units on the Diamond Head side expected to feature Juliet Balcony-Style Lanai. Permit applications show over 81,000 Sq. Ft. of recreational space in the Ilima development, split between ground level amenities and two amenity decks.

The name ‘''Ilima’ comes from the ‘ilima flower, an indigenous flower to Hawaii that is beloved as the pride and joy of Oahu. Historically, this flower was used to make a very compact lei that were most commonly worn by higher ranked chiefs for special occasions. Based on the partnership with Discovery Land Company and its position on the front row, 'Ilima is sure to be of the highest luxury.

With just over 81,000 Sq. Ft. dedicated to recreational space and over 7,000 Sq. Ft. in ground-floor commercial activities, Ilima intends to balance private living with community engagement.

Ilima will signify the next phase in the evolution of Ward Village, standing as a beacon of the community's commitment to revitalization. With ground-level landscaping and pedestrian-friendly streetscapes on Auahi Street and Queen Street, the development will enhance the pedestrian experience for all members of the neighborhood with landscape design by VITA Planning & Landscape Architecture. One such example is a ‘botanical garden’ pathway that will run from the IBM Building to Diamond Head Plaza Park, with over 14 species of native Hawaiian plants in the permit application.

'Ilima will feature 148 meticulously designed homes in mostly 2-Bed and 3-Bed floor plans, with a handful of four and five bedroom configurations. There will be approximately six units on each floor, excluding the top floors, indicating a very high level of privacy and space available to residents.

Each unit in 'Ilima is being crafted to provide not just a place of residence, but a space that reflects the sophistication and quality that Ward Village is known for, with select units on the Diamond Head side to feature Juliet Balcony-Style Lanai. The building will come with up to 420 off-street parking spaces, entirely dedicated to residential and guest parking. Additionally, the development will include up to 65 bicycle parking stalls in public areas and within the parking structure.

Pricing hasn’t yet been released, but given the front-row location, the low units per floor, and the lack of studio or 1-Bed floor plans, units are expected to be among the most luxurious and expensive in Ward Village.

'Ilima is expected to submit further permit applications in mid-2024, with construction expected to finish in a single phase that begins in late 2025. It’s important to note that this timetable is subject to change based on sales and market trends, and that this tower has not begun either construction or sales at this point in time.
