Ala Moana

Located in the heart of Honolulu and between Kaka'ako and Waikiki, two of the most vibrant areas on Oahu, Ala Moana is a mixed-use area on the island's southern shore. The golden sand beaches of Ala Moana Beach Park bring in tourists and residents alike with its abundance of activities and food options.  Ala Moana Center, the world's largest open-air shopping mall, is another major draw. 

Ala Moana has seen considerable retail and residential growth in recent years. A handful of new luxury towers are being built close to the oceanfront, blending some of the best views on the island with a bustling neighborhood that's full of opportunities for those seeking to live life to the fullest.

These are some of the most sought after new development projects in Ala Moana, offering a wide range of units in projects with unique characteristics, all developed with a view to provide residents with the ultimate in comfort and amenities.

Sky Ala Moana

Located right across from the bustling Ala Moana Center, Sky Ala Moana is a modern mixed use condo-hotel building that's been built with a vision to provide smart luxury living to residents. At 54,000 sq ft, it boasts one of the largest amenity decks of any condo project on Oahu. There are salt water pools, gathering spaces, an open great lawn, fitness center, treatment rooms, and more.

Construction on both the Sky West and Sky East towers completed in late 2023. All of the 390 units in Sky West have been sold out and will now be available for resale. Sky East houses the Renaissance Honolulu Hotel & Spa in the upper section while The Flats, consisting of 84 affordable housing units across floors 9 through 4 with studio to 2-bed floor plans, are currently available for purchase starting at $270,000.

The Park On Keeaumoku

A substantial development that boasts over 800 market rate and 146 affordable housing units across two 42-story towers, The Park on Keeaumoku also brings 88,000 sq ft of commercial space and 26,000 sq ft of public park spaces to its Midtown Ala Moana location. Residents will enjoy a wealth of amenities including landscaped pavilions, cabanas, fitness studios, and more.

As of March 2024, concrete pouring for the 28th floor of the Liona Tower is scheduled as construction continues at full steam. Window, drywall, and tile work is also being done on the lower floors. Floor pouring is also scheduled for the 23rd floor of the Rycroft Tower with window and drywall installation on lower floors progressing smoothly.

Kuilei Place

Kuilei Place is a brand new condo development located in the Moiliili neighborhood of Honolulu. It's a Kobayashi Group project, the same developer as the ultra-luxury Park Lane and Alia projects. This project brings 1,005 units to the area of which 603 are affordable housing units. From its enviable views of Diamond Head to its luxury amenities, Kuilei Place will offer a significantly elevated standard of living.

Construction is set to begin when sales reach 70%. There's availability for both market rate and affordable housing units, with prices starting from $530,000. 2026 is the estimated completion target for this project. Kaka’ako

Kaka’ako is a mixed commercial and residential district that has emerged as a thriving hub in Honolulu with some of the best retail and dining experiences on the island. It’s also a highly sought after location for people looking to buy new development projects on Oahu. Ward Village in particular is a hive of activity with some great new condo projects being built. From high-rise luxury condos to affordable housing options, these developments boast stylish and modern designs, top-notch interiors, and best-in-class amenities.

Ward Village

Ward Village is a master-planned neighborhood spread of 60 acres in Kaka’ako, developed with a vision to create a tranquil and walkable urban paradise with luxury and ultra-luxury towers. This area has undergone a massive redevelopment effort over the past decade and is quickly becoming one of the most desirable neighborhoods on the island.

Location is everything in real estate and Ward Village couldn’t be better situated. It’s on the southern shore of Oahu, just across the street to the 100 acre Ala Moana Beach Park, and right in between swanky Waikiki and downtown Honolulu. Being right in the urban core, residents benefit from some of the best entertainment, shopping, and dining venues on the island. Whether it’s shopping just two blocks away at the Ala Moana Shopping Center or getting work done at downtown Honolulu’s business district just a short drive north, residents at Ward Village are well positioned to maximize both work and play in a dynamic and modern community.

The following are some of the projects that are currently under construction and available for sale in ward Village, including some that have been proposed and won’t be launched for at least another year.

Victoria Place

Barely a minute from the golden sands of Ala Moana Beach and Victoria Ward Park, Victoria Place has an enviable location in Ward Village. This luxury front row tower provides sweeping views of the ocean and first class amenities, from multiple pools, lounging areas, gathering spaces, and private club-style facilities.

Construction on Victoria Place is almost complete and move-ins are expected before the end of this year. The 350 units, ranging from 1 to 3 bedroom floor plans, are all sold out. If you’re interested in purchasing a condo in Victoria Place, you’ll have to consider resale options, which may start to come on the market soon after the construction is completed.

Park at Ward Village

Park Ward Village is a unique development in this award-winning community, developed from the ground up to support health and wellness while bringing a seamless transition from urban to island living. This 41-story residential tower has 546 units with up to 3 bed floor plans. Residents have the beautiful Victoria Ward Park right outside their door, making it seem almost like an extension of the already great amenities on offer.

Construction on Park Ward Village started in 2022 and is slated to be completed by 2025. Much of the pre-sale inventory has already been sold so you may have fewer options to choose from if you're interested in buying a condo here. Resale options may come on the market soon after the units are handed over to owners.

Kalae

Another front-row condo tower, Kalae will provide an elevated lifestyle with its 330 units that boast iconic south shore views. Residents can easily walk to the Ala Moana Beach and access all that Ward Village has to offer. The amenities will provide something for everyone, ensuring that residents are not left wanting for more.

Plans for Kalae were approved in 2022. Construction began on January 19, 2024 and the project is now expected to be completed in 2026. Pre-sale inventory, with the 1 to 3 bed floor plan units priced between $1.2 million and $5.3 million, is almost sold out with only a handful of units remaining. 

Ulana

Situated within walking distance of everything that Kakaako has to offer, Ulana is a unique residential tower because all 697 units across the studio to 3 bed floor plans are designated as reserved housing. Residents will enjoy lush green open spaces, a wealth of amenities, and top-notch work and exercise areas. Units offer sweeping views of the Pacific Ocean and the Ko'olau mountains.

Ulana Interiors

Ground broke on the tower’s construction back in December 2022 and it’s now nearing completion, with the work expected to finish by 2025. The pre-sale inventory is all but sold out so if you meet the eligibility requirements, it’s best to reach out and consult with us regarding any options that may be left for you to take advantage of.

Launiu

Featuring a beautiful mid-20th century coastal style, Launiu sits at the intersection of Ward Avenue and Ala Moana Boulevard. It's well located for easy access to the best of what the neighborhood has to offer. It brings 486 new residences across 1 to 3 bed floor plans. There's plenty of commercial and restaurant space on the ground floor in addition to over 78,000 sq ft of indoor and outdoor recreation space.

Launiu Pedestrian Arrival Walkway

Construction on the Launiu is yet to begin. It's slated to start by the third quarter of 2024. The developer has only started selling units in Launiu from February 2024 so it’ll obviously wait for a bulk of the pre-sale inventory to be sold before breaking ground on construction. Future Developments

All of the Oahu new development projects mentioned above have received the required approvals and construction for most of them has also begun. Even for the towers where construction is yet to begin, the sales process has advanced considerably to project that work may begin sooner rather than later. It doesn’t end here, though, as some exciting new developments have also been proposed which will further increase the availability of world-class luxury condos on Oahu.

Mahana at Ward Village

Mahana is a proposed development in the north side of Ward Village. Residents will benefit from the vast array of residential and commercial spaces in the area that foster a sense of community and urban living. There's limited information available about the project but its permit application reveals that it's going to have 340 units with 47,900 sq ft of recreational space.

The application makes no mention of pricing details so it’s unclear at this point in time how much the units will cost. Approval is awaited before pre-sales can begin. This project is quite a few years out since construction is not expected to begin before 2025, meaning that buyers may have to wait until 2027 or 2028 to move in.

Ilima & Melia

Permits for two front-row Ward Village towers initially referred to as "Block D" and "Block E" were submitted in June 2023. These will be the 13th and 14th towers in the neighborhood. The front row positioning suggests these will be luxury towers with all of the bells and whistles you'd expect from a project of this category.

We now know that Block D and Block E will be called Melia and Ilima. Melia is expected to hold 242 residences, and with just 148 residences Ilima will have one of the lowest unit counts in Ward Village, likely providing unparalleled privacy and luxury. Both towers will have significant amenity spaces with the units featuring modern design and equipped with top-of-the-line appliances and materials. With building permit applications expected to be submitted by mid-2024, construction may not begin until late 2025. This would put the likely completion date in 2028 or 2029.

Our Kaka’ako

The Our Kaka’ako neighborhood has emerged as a hip locality on south Oahu, nestled between downtown Honolulu and Kewalo Basin Harbor. It's been developed with roots in Hawaiian culture values and walkability in mind. This 29 acre community promotes progressive island living, helping you transition from morning business meetings in downtown Honolulu to barefoot strolls at Ala Moana Beach in the evening.

Salt at Our Kaka'Ako

There's plenty to see, do, shop, and eat at SALT at Our Kaka’ako, the 85,000 sq ft mixed use commercial space that celebrates local culture, food, artwork, and hosts great events. Enjoy hopping the unique bars and local breweries, take in an impromptu music show, shop at unique boutiques or simply enjoy the pulsating energy of the place on the weekends. Urban island living has never felt this good.

Ililani

Ililani Tower MockupIlilani is a newly constructed condo tower expected to finish within the coming month. Unaffiliated with either the nearby Our Kaka'ako or Ward Village neighborhoods, Ililani stands proudly in the heart of Kakaako, a sought-after region in Metro Honolulu. This impressive 42-story building is offering 328 residences divided into affordable and market-priced homes, with 1-Bed and 2-Bed floor plans. Positioned at the intersection of Keawe and Halekauwila Streets, Ililani boasts a prime location that is a stone's throw away from Downtown, SALT at Our Kakaako, the bustling Ward area, ensuring residents and visitors alike enjoy convenient access to the best of Honolulu.

Residents of Ililani will find themselves waking up in a rapidly evolving and highly coveted neighborhood. With a strategic location amidst some of Honolulu's finest shopping and dining venues, life at Ililani promises a blend of urban convenience and modern living. Currently in the final stages of its development, Ililani is expected to reach completion by mid-2024, marking it as a beacon of contemporary living in Honolulu.

Alia

A new addition to the vibrant Our Kaka’ako neighborhood, Alia brings 457 units to the area with 40% designated for reserve housing. The 39 floor tower is being built with sustainability in mind. It features weave passive ventilation, solar power generation, EV charging stations, central chilled water system, and more.

There are 13 different floor plans with all units equipped with the finest materials, including white oak and caesarstone. Inventory is all but dried up as pre-sales were first opened a year ago and there was considerable demand for the units in Alia. Construction began in 2023 with an estimated completion in 2026. Pricing for units initially started at $900,000.

Kahuina

Located in the trendy urban hub of Our Kaka’ako, Kahuina is a new 43 story condo project that brings 859 units across two towers with 40% market rate and 60% combined live and work as well as affordable housing units. It'll also bring more than 30,000 sq feet of commercial space. SALT at Our Kakaako is a stone's throw away while Ala Moana Beach is just over a mile away.

Kahuina Renderings

There's limited information about the amenities on offer but there will ostensibly be a reasonable suite of amenities on offer for residents. Pricing of the units hasn’t been officially announced but construction on the project is slated to begin in early 2024. As with most new development projects in the area, the estimated completion date would be somewhere in mid-2026.

Kali’u

Kali'u is going to be the 10th new condo development project in the bustling and walkable neighborhood of Our Kaka’ako. It'll bring 294 market-priced units to the area in addition to 11,660 sq ft of open space and 39,500 sq ft of amenities. It's situated right across the street from SALT so some of the best entertainment, dining, and shopping outlets will be just outside your front door.

No pricing information has been revealed so it’s unclear how much the units are going to cost. Construction hasn’t begun yet since the sales haven’t even started. Pre-sales are likely going to begin in the first quarter of 2024 with construction possibly starting in Q4. The project’s original completion date is estimated to be in 2026 but that’s subject to change based on when construction actually begins.
