The marketing plan Scott and Koa implemented triggered two offers and a serious expression of interest within ten days of the house going on the market. I first worked with Scott when I moved back home several years ago. He was extremely diligent and thorough in what ended up being a protracted process and difficult seller. We were able to negotiate a selling price below asking in a very hot region with low inventory. Had it not been for his promptness and attention to detail we would have lost the sale.A year later I enlisted Scott in a deal for a small condo. What appeared to be a simple transaction proved a challenge that Scott was once again up for. He negotiated concessions which led to another discount to asking price.A year after closing on my second property with Scott, I called him again looking for an empty lot to build on. He spent countless hours researching my needs and took several long drives with me to the North Shore. He was always extremely prepared with all the printed material (listings, specs, etc) and background and contacted all the sellers beforehand. Needless to say, if you are going to spend 3 hours driving with a client you better be sure you can access all the properties and take the most efficient route through them. Another sign of Scott's preparedness saw us get through everything we needed without being rushed. We were able to negotiate a sales price below asking. However, after we went into escrow was when Scott's local knowledge and stellar team came once again to play. Title issues were uncovered which had been missed by prior realtors. It took a lot of additional time and effort to get the title issue settled in what seemed at times to be an impossible situation. Scott has delivered on three very difficult transactions and I couldn't be happier. He will always be timely, prepared, well informed and most importantly execute. We found a home walking distance to Kailua Beach that included rental units. We offered well above asking price and got into escrow. Scott smelled a rat. He called in some favors at the county clerk's office and got copies of the CC&R referenced by the preliminary title report but not available online. It showed that any and all rentals were banned by the CC&R. All it would take to shut down our rental income would be for a neighbor to file a law suit. In addition, Scott noticed that all three structures on the property encroached on offsets. If we ever wanted to make major improvements to them under permit, we'd have to either move them or rebuild them completely. Scott deftly submitted a lower offer and the sellers cancelled our escrow. He got this done just in time for us to submit an offer on another home at a lower price. We were fortunate to win this competition as well and are now safe and sound in our Hawaiian dream home!

I reside in California and was faced with the daunting task of selling my parents' condo remotely. As the trustee of the trust in which the condo was held, it was my responsibility to get the condo sold in a reasonable timeframe and maximize the proceeds to the beneficiaries.
